Emergency property-protection situations may require immediate actions necessary to stop active damage or make the property reasonably safe. In those cases, we act to protect the property first and communicate as quickly as practical.
We don't publish a specific dollar authorization threshold because different property-management clients have different requirements. We work within your process — not around it.

If a relatively new water heater fails and may still have manufacturer warranty coverage, we help identify the model and serial information and explain that manufacturer authorization may be worth investigating before automatically purchasing another unit.
We do not guarantee warranty coverage. The manufacturer ultimately determines eligibility. The goal is to treat the owner's money like it matters.
